About the Role:

The Project Manager is responsible for planning, executing, and closing projects within scope, schedule, and budget. This role ensures quality standards are met while maintaining strong client relationships and coordinating internal resources effectively. The Project Manager serves as the primary point of contact for clients and GCs on assigned projects and is accountable for delivering each project on time, within budget, safely, and to the client's full satisfaction.

What you will own:

• Develop and manage project plans, schedules, and budgets from award through closeout.
• Coordinate project startup with the General Superintendent, Foreman, and client.
• Monitor project progress and proactively manage risk, adjusting plans as needed to meet objectives.
• Own the project budget from award through closeout, tracking costs against estimates and approving field purchases and subcontractor invoices within authorization limits.
• Identify scope and pricing changes promptly, document them in writing, and prepare, submit, and negotiate change orders to protect Scott Coatings' contract position.
• Coordinate with clients, vendors, and internal teams; attend project meetings, OAC meetings, and site walks; prepare and present project status reports to stakeholders.
• Ensure compliance with safety, quality, and contractual requirements, partnering with the Superintendent on field execution and quality oversight.
• Confirm subcontractors meet all insurance, safety, and compliance requirements.
• Manage project closeout: punch list completion, closeout documentation, warranties, O&M submittals, final billing, lien waivers, and post-project financial review.

What we are looking for:

• Bachelor's degree in Construction Management, Business, or a related field, or equivalent industry experience.
• Minimum 3–5 years of project management experience in construction or a similar industry.
• Strong leadership, organizational, and multi-project management skills.
• Excellent communication and negotiation abilities, with a track record of resolving client concerns professionally.
• Proficiency in project management software, Bluebeam and the Microsoft Office Suite (Excel, Word, Outlook).
• Experience with AIA billing and construction contract administration.

Preferred Qualifications:

• Prior experience with commercial painting, coatings, or related specialty contracting.
• PMP or other project management credentials.
• OSHA 30 certification or willingness to obtain.
