Position Summary

The Project Manager (PM) is responsible for full-lifecycle management of commercial construction projects from preconstruction through close-out. The PM leads project planning, budgeting, scheduling, procurement, client communication, and overall project execution while ensuring alignment with Steady’s quality, safety, and financial performance standards.

This role serves as the primary point of contact for clients, subcontractors, and internal teams and is expected to manage multiple projects simultaneously with minimal supervision.

Key Responsibilities

Project Leadership & Execution

• Manage projects from kickoff through final close-out, ensuring schedule, cost, and quality objectives are achieved
• Develop and maintain project schedules, work plans, and execution strategies
• Lead project kickoff meetings and coordinate internal and external project teams
• Identify risks early and implement mitigation strategies to maintain project performance
• Provide leadership and direction to Superintendents, field teams, and support staff

Client & Stakeholder Management

• Serve as the primary client contact throughout the project lifecycle
• Maintain strong working relationships with clients, architects, engineers, and consultants
• Lead project meetings, progress updates, and issue resolution discussions
• Manage client expectations and communicate schedule, cost, and scope impacts clearly and proactively

Contracts, Financial Management & Procurement

• Negotiate and manage subcontract agreements and vendor contracts
• Oversee project budgeting, cost forecasting, and financial reporting
• Track and manage project profitability, including cost-to-complete forecasting
• Prepare and manage change orders, pay applications, and project billings
• Review subcontractor bids for scope alignment, pricing accuracy, and schedule compliance
• Lead procurement of materials, equipment, and long-lead items

Permitting, Compliance & Quality Control

• Oversee permitting strategy and ensure permits are obtained and maintained
• Coordinate inspections and ensure corrective actions are completed
• Ensure work complies with contract documents, building codes, and safety regulations
• Support company safety initiatives and enforce safety expectations across project teams

Documentation & Reporting

• Maintain complete and accurate project documentation in Procore and company systems
• Oversee RFIs, submittals, project logs, meeting minutes, and correspondence
• Lead punchlist completion and project close-out processes
• Prepare and present internal project performance reports

Required Experience & Skills

• Strong experience managing commercial construction projects
• Ability to independently manage project scope, schedule, and budget
• Strong leadership, communication, and negotiation skills
• Ability to interpret drawings, specifications, and construction documents
• Proficiency with Microsoft Excel, Word, and Outlook
• Experience with Procore or similar construction management software preferred
• Strong problem-solving skills and ability to manage competing priorities

Minimum Qualifications

• 5-10 years of commercial construction project management experience
• Bachelor’s degree in Construction Management, Engineering, or related field preferred
• Valid driver’s license required
