About the Position

Tross is seeking a dependable and hardworking Exterior Utility Porter to maintain the cleanliness, safety, and appearance of a busy downtown commercial property. This position plays a vital role in creating a welcoming environment for tenants and visitors by ensuring the building exterior, sidewalks, parking areas, loading zones, and surrounding perimeter remain clean and presentable throughout the day.

Because this is a high-traffic downtown location, the successful candidate must be comfortable working outdoors in varying weather conditions and responding to a wide range of cleaning situations, including safely removing litter, biohazards, and other waste using proper PPE and company procedures.

Job Responsibilities

• Perform routine cleaning of sidewalks, plazas, entryways, parking areas, loading docks, and other exterior common areas.
• Remove litter, debris, leaves, weeds, and other refuse from the building perimeter.
• Safely remove and dispose of a variety of waste materials, including trash, animal waste, and human-generated waste or biohazards, while following company safety procedures and using appropriate personal protective equipment (PPE).
• Operate a commercial pressure washer to clean sidewalks, concrete surfaces, building entrances, and other exterior areas.
• Empty exterior trash and recycling receptacles.
• Monitor the property for graffiti, vandalism, property damage, spills, trip hazards, water leaks, and other maintenance concerns, reporting issues promptly.
• Follow daily, weekly, monthly, and annual task schedules to ensure all assigned work is completed accurately and on time.
• Maintain a professional, friendly, and customer-focused attitude while interacting with tenants, visitors, vendors, and the public.
• Perform other duties as assigned.

Physical Requirements

• Ability to work outdoors in all weather conditions.
• Frequently stand, walk, bend, kneel, stoop, reach, and climb stairs throughout the workday.
• Frequently lift and carry up to 25 pounds independently and occasionally lift or move up to 50 pounds with or without assistance.
• Ability to safely operate pressure washing equipment and other cleaning tools.

Schedule

• Part-time position: Monday through Friday, 7:00 AM to 11:00 AM.
• Additional hours are frequently available at other company-managed properties for team members interested in expanding their schedule.
• Overtime may be available based on business needs.

Qualifications

• Positive attitude with a strong work ethic.
• Reliable, punctual, and dependable.
• Comfortable working independently with minimal supervision.
• Reliable transportation to and from work.
• Valid driver's license with a clean driving record and the ability to be approved to operate company vehicles.
• Comfortable using smartphones or web-based applications to receive and complete work assignments.
• Personal email address required.
• Previous commercial cleaning, porter, janitorial, landscaping, or exterior maintenance experience is preferred but not required.
• Experience operating a pressure washer is preferred; training may be provided for the right candidate.
