WHAT YOU WILL OWN

The Project Manager is responsible for the business leadership of the project, from preconstruction and buyout through construction and closeout.

You will work in close partnership with the Superintendent and Assistant Project Manager, but you are ultimately expected to maintain command of the project's financial, contractual, scheduling and client-facing information.

That includes:

Financial leadership

  • Own the project budget, cost tracking, forecasting, committed costs, cost coding and cash-flow projections.
  • Manage subcontractor buyout and purchasing.
  • Review and approve invoices.
  • Understand where the project is financially today and, more importantly, where it is going.
  • Identify exposure early rather than explaining overruns later.
  • Lead change management from early ROM pricing through client approval, contract change orders and final billing.

Planning and schedule

  • Develop and maintain a meaningful CPM project schedule in collaboration with the Superintendent.
  • Understand critical path, procurement, submittals, RFIs and design decisions and how each affects the schedule.
  • Look weeks and months ahead—not just at what needs to happen tomorrow.
  • Recognize potential delays early and create a plan to address them.

Project leadership

  • Maintain command of the project.
  • Run effective OAC meetings.
  • Know the budget.
  • Know the schedule.
  • Know the outstanding design issues.
  • Know the decisions that need to be made.
  • Know who owes what to whom and when.
  • Your client, architect, Superintendent and internal team should leave meetings with greater clarity because you were in the room.

Client and design-team partnership

  • Serve as a primary point of contact for sophisticated clients and their representatives.
  • Communicate clearly about budget, schedule, design decisions, risks and opportunities.
  • Develop productive relationships with architects, interior designers, consultants and owner's representatives.
  • Handle difficult conversations early, professionally and directly.
  • Protect the relationship without avoiding the issue.

Contract and risk management

  • Understand the prime contract and your subcontract agreements.
  • Write thorough scopes.
  • Manage RFIs, submittals, bulletins, SKs and other project documentation.
  • Recognize contractual and project risk early and take action to protect the client, the project and FORMA.

Team development

  • Manage and develop your Assistant Project Manager.
  • Partner closely with the Superintendent rather than operating in a separate silo.
  • Teach what you know.
  • Raise the level of the people around you.

COMPENSATION

Base Salary: $130,000–$156,000, commensurate with experience and qualifications.
