Build at the Highest level | FORMA Construction

Come build the projects you want to be known for.

FORMA was founded with a clear Mission: to be the most respected partner for highly complex and detailed residential projects.

You will lead sophisticated custom residential projects involving exceptional architecture, demanding details, discerning clients, and some of the best architects, designers, and craftspeople in the industry.

We are looking for experienced construction leaders who love the challenge of complicated projects, take pride in being exceptionally prepared, want real responsibility, and are motivated by working alongside other highly capable people.

If you are competitive about your craft, if you like being trusted with difficult things, and if being surrounded by excellent people makes you want to raise your own game, you should keep reading.

FORMA has spent years building some of California's most distinctive residences.

Our current portfolio includes projects with some of the most respected architecture and design firms in the industry, including Feldman Architecture, Butler Armsden Architects, Studio Vara, Marmol Radziner, Ingrao Design, EYRC Architects and KOVAC Architecture.

Our work ranges from complex structural transformations in San Francisco to major ground-up residences throughout the Bay Area—and now into Southern California.

OUR CULTURE: A TEAM, NOT A FAMILY

We take culture seriously, so we'll be clear about ours.

FORMA is a team. We are not a family.

A great team is built around a shared objective and for us, that is winning championships by turning clients into advocates. To win, we only hire the best, most capable people, because every position matters!

But high standards do not mean a cutthroat environment. Great teams invest in their players.

And like a great team, We coach. We practice. We teach. We leverage experience and provide tools and resources. We believe that when you give great people, great tools and training, you allow talented people opportunities to stretch themselves to become even better.

If that philosophy energizes you rather than intimidates you, you will probably understand FORMA.

HOW WE OPERATE - Four ideas shape how we work.

OWNERSHIP: We take personal responsibility for outcomes—solving problems, owning the details, and driving results
URGENCY: We act with clarity, purpose, and discipline to propel projects forward without delay or compromise.
COMMUNICATION: We empower every stake holder with context and to make confident decisions through timely, thoughtful, and proactive communication.
CRAFT: We commit to artistry, precision, and innovation, ensuring meticulous execution of complex, finely crafted homes.

WHAT YOU WILL OWN

The Project Manager is responsible for the business leadership of the project, from preconstruction and buyout through construction and closeout.

You will work in close partnership with the Superintendent and Assistant Project Manager, but you are ultimately expected to maintain command of the project's financial, contractual, scheduling and client-facing information.

That includes:

Financial leadership

Own the project budget, cost tracking, forecasting, committed costs, cost coding and cash-flow projections.
Manage subcontractor buyout and purchasing.
Review and approve invoices.
Understand where the project is financially today and, more importantly, where it is going.
Identify exposure early rather than explaining overruns later.
Lead change management from early ROM pricing through client approval, contract change orders and final billing.

Planning and schedule

Develop and maintain a meaningful CPM project schedule in collaboration with the Superintendent.
Understand critical path, procurement, submittals, RFIs and design decisions and how each affects the schedule.
Look weeks and months ahead—not just at what needs to happen tomorrow.
Recognize potential delays early and create a plan to address them.

Project leadership

Maintain command of the project.
Run effective OAC meetings.
Know the budget.
Know the schedule.
Know the outstanding design issues.
Know the decisions that need to be made.
Know who owes what to whom and when.
Your client, architect, Superintendent and internal team should leave meetings with greater clarity because you were in the room.

Client and design-team partnership

Serve as a primary point of contact for sophisticated clients and their representatives.
Communicate clearly about budget, schedule, design decisions, risks and opportunities.
Develop productive relationships with architects, interior designers, consultants and owner's representatives.
Handle difficult conversations early, professionally and directly.
Protect the relationship without avoiding the issue.

Contract and risk management

Understand the prime contract and your subcontract agreements.
Write thorough scopes.
Manage RFIs, submittals, bulletins, SKs and other project documentation.
Recognize contractual and project risk early and take action to protect the client, the project and FORMA.

Team development

Manage and develop your Assistant Project Manager.
Partner closely with the Superintendent rather than operating in a separate silo.
Teach what you know.
Raise the level of the people around you.

YOU MAY LOVE WORKING HERE IF...

You enjoy being surrounded by highly capable people.
You want real responsibility.
You like difficult projects.
You appreciate direct feedback.
You enjoy teaching others and learning from people who are exceptional at what they do.
You want access to strong systems, technology and resources rather than spending your career fighting organizational dysfunction.
You care about architecture and craftsmanship but also understand that great construction is a business.
And you want to look back five or ten years from now and know that you helped build something exceptional—not only extraordinary homes, but an extraordinary construction company.

WHAT SUCCESS LOOKS LIKE

Your projects are financially controlled.
Your schedules are credible.
Your clients trust you.
Architects want to work with you again.
Your Superintendent sees you as a true partner.
Your APM becomes substantially better because they worked for you.
Problems surface early.
Decisions get made.
Communication is clear.
Details don't fall through the cracks.
And when a complicated project gets even more complicated, the people around the table are relieved that you're the person running it.
That is the standard.
